PLUS Property Appointed by SPV 77 to Manage the Bidding Process for “SIRI Campus” Office Complex

SPV 77 Co., Ltd., the issuer of the SIRIHUB investment token first launched through an ICO on 11 October 2021 and scheduled to conclude on 10 October 2025 has officially appointed PLUS Property Co., Ltd. as the Selling Agent to manage the bidding process for the SIRI Campus office complex, a key asset of the SIRIHUB project.

This bidding process is conducted in accordance with the terms and conditions outlined in the SIRIHUB token offering documents, which require the issuer to liquidate project assets and distribute the proceeds to token holders before the project closure deadline. The process will prioritize the best interests of token holders.

Interested parties may submit purchase offers in either of the following forms:

Acquisition of 100% shares of the company owning the property.

Direct purchase of the assets, comprising three land title deeds totaling 7-1-42.2 rai (approximately 12,168 sqm) and buildings.

The SIRI Campus is located in the T77 community on On Nut 1/1 (Sukhumvit 77 Road), Bangkok. The complex consists of five buildings: three 6-story office buildings, one 6-story commercial building, and one 7-story commercial and parking structure. The property features a net leasable area of 19,602 sqm and a total usable space of 31,862 sqm, with parking for 337 cars and annual rental income of approximately THB 150 million.

With its modern and functional design, including co-working spaces, SIRI Campus caters to today’s urban working lifestyle. Strategically located in the Phra Khanong–Sukhumvit area—a high-demand zone for office space among both local and international businesses—the site is easily accessible via major roads, BTS Skytrain (Phra Khanong and On Nut stations), and expressways.

The property is also backed by a long-term lease agreement from 16 December 2019 to 15 December 2031, highlighting its income-generating potential and strong investment appeal.
